He shows an unrenovated house for double that (btw, would be a new record for the neighborhood)
And you somehow think that the fact that a unrenovated house is selling for $1M which means the new price point for a renovated house in the area on 1/3 to 1/2 an acre will be in the $1.2M+ range, somehow strengthens the 10th bum argument?

I'm down in Hinesville, Ga (about an hour south of Savannah), and I could literally buy that exact same house and lot down here for about $40-60k.

No it's a common real estate tactic.
Public records lists all the properties surrounding that house at around 150k-250k. Well below average for Atlanta.
Public records also show that the 1M dollar property is owned by a real estate company, Lad Realty, INC.
Most likely, the company is trying to price the neighbors out to obtain the whole street and then sell the land to an apartment developer. Gentrification 101.
Don't fall for their smoke and mirrors show. If you've ever driven around Summerhill, you know what it's really like. Houses worth 1M dollars my ***

It's not "selling" for $1M. It's "listed" for $1M. I should list my house for $5M if that one is $1M, but it doesn't mean I would sell it for that, or that it was worth that.
The $1M listing is a P.O.S just like everything else listed in the neighborhood. The only reason anyone would get even $300K for any of those is if they just needed the land real bad for a larger deal.

Am i taking crazy pills? Do people not realize that different real estate markets have different values? I'm not saying it's worth a million, but any house in Hinesville will be worth at least twice as much in Atlanta (based on Zillow saying the medium home price in Hinesville is $132,500 vs in Atlanta where it's $257,200). So yeah, you could probably buy the exact same house in Hinesville for cheaper, because it's in Hinesville. Come on man, this is middle school economics.

Ok...no need for the snarkiness my friend. I'm well aware that different real estate markets have different values. However, on no planet would the property in question be worth 20 times the value (assuming $50K here) just because it's in Atlanta. I completely agree that any house in Hinesville will be worth at least twice as much if it was located in Atlanta. I have no delusions that our markets are the same. If that house was listed for $120k, I wouldn't have said a word about it. Instead, it's listed for 20 times the price. Very sorry if you missed my point of the question; I was simply trying to join in the conversation and try to understand the reasoning behind such an inflated asking price. I'll leave it alone now. If you need me I'll be at Snelson Golden Middle School brushing up on my econ. Thanks.

You are buying the land.The lot if you do research was actually two lots at one point. Its about a half acre which inside the city limits and especially in Summerhill would constitute a huge intown lot. The more typical house for sale around there is new or renovated on a 1/16 of an acre lot for about $500k to $700k.

Just did a quick Zillow search. There are zero houses listed for sale for less than $150k in Summerhill. There are 13 listed for sale for less than $250k really $150k to $250K) . They are all listed at SW addresses meaning West of the stadium which is actually Mechanicsville. There 23 houses listed for $500k or more and they are all listed with SE addresses, meaning Summerhill proper next to Grant Park. The market especially in the city is absolutely scorching right now.
