The article indicates that Horry County is the fastest growing region instead of just the city of Myrtle Beach -

"The U.S. Census Bureau estimated that Horry County, which includes Myrtle Beach, had 383,101 residents in July 2022, a 9% increase from 2020 and 42% growth from 2010. The county saw a 48% rise in permits issued for single-family homes between the 2020 and 2021 fiscal years."

It's interesting that 9 (over a third) of the Top 25 Fastest Growing Places in America are in Florida.

The Myrtle Beach MSA is Horry County. The Myrtle Beach CSA also include Georgetown County and Brunswick, NC.

Myrtle Beach is an island so there is limited growth potential in the actual City of Myrtle Beach, but they are trying their darndest to put housing on any green space. Most of the growth is outside of Myrtle Beach.

Carolina Forest which is basically Coastal saw a 36.5% growth rate in just the past year.

Yes, I agree about the housing / growth.

I have been visiting the Grand Strand since I was a 15-year-old back in the summer of 1970 and have noticed a tremendous change in the region since then. When I first started going there to visit, my sister's husband was stationed there at the MLB Air Force Base, and I would stay with them for a month during the summer. One summer we were at Garden City Beach across the street from the beach and the next summer we were at an apartment about a 15-minute walk from the Pavillion at Myrtle Beach. While they were at work, I spent pretty much every day at the beaches there by myself for the entire month when I was visiting.

During that time Myrtle Beach had 1 movie theater. W.T. Grants, and Chapin's Department Store were the big places to go if you needed something, and if you had to buy something like a sewing machine, you had to travel to travel to Florence and order one at a small Sear's ordering facility. It was about a 25-minute walk in the sand from the end of the road in Garden City Beach to get to Murrell's Inlet for fishing. These days they don't want you to be able to walk down to the inlet unless you are either living or renting in the gated community at the end of the now extended Garden City Beach road. A lot of things about the region were much nicer back in the early 70's at the expense of some of the modern conveniences available there today.

No idea but it looks like Conway's growth rate is 2.35% for 2023.

Coastal is like 200 yds from a Myrtle Beach address though, they will likely be more directly impacted by Carolina Forest growth in all reality. I recently read that Conway is looking to annex a part of Carolina Forest, so the actual transition between Conway and Myrtle could become a bit more fuzzy.

Obviously a ton of tourism and hospitality jobs. Also, it's 2023, remote work is always an option depending on your field. You technically don't need to be physically in an office anymore for a lot of work. I know plenty of people who are doing that now. COVID kinda spiked it as well.
