Must be awful convenient that Mr. Ruiz has property already on the street of the proposed stadium. I'm sure there's no conflict of interest there. I'll give you this ... sounds extremely Miami. The only thing missing is Mr. Ruiz pitching it while sniffing a lot.

When Cincinnati approved its MLS stadium, one of the arguments against the city subsidizing it was that experts said that a stadium that's only in use 15-20 days a year doesn't really increase surrounding property values. It's just not used often enough to keep local bars & restaurants open, so it doesn't improve retail value. It can actually be a drag on residential value because there's tens of thousands of drunken idiots 10 days a year.

The experts that testified before the city said that a small grocery store would have a bigger impact on local property values.

In order for a stadium to increase property values, it has to host big events at least 30-40 times a year (like a baseball stadium, an NBA stadium, or a college basketball arena with multiple home teams).

How many events do you get if it's used for both MLS and CFB? now add a few concerts, maybe...?

Add Monster Truck, political rallies and religious events...that should add another 5-10 nights.

How would he build a stadium over a park? Surely that’s not realistic.

Green, can you give us a rundown of the potential locations and where they are in relation to campus? I’m having a hard time following all this. Also, how close was the Orange Bowl to campus, why was it so successful, and how close is Joe Robbie?

This "on campus" stadium keeps moving further and further off campus.

Tropical Park is not a park in the sense that most of us would consider a park. Think of a former horse racing track. In fact Tropical Park is most like the Fairgrounds in Raleigh next to Carter Finley Stadium.

It appears to be just holding the world together.

The City, working with the developer could easily insert a state of the art stadium and parking facilities that have a dual function as hurricane shelters and post hurricane distribution center. You can then build a really nice park on say 40 acres of so combining the best of Sarah Duke and J. C. Raulston arboretum mash up of presentational and scientific gardens managed in conjunction with a program at the U.

Green, I'd love to help out but I can't get along with loud mouthed construction/developer Yankees and I am too old now to actually win a fist fight or even battle to a draw. 04-cheers

FIU might like to play there as well.

Bayfront is downtown Miami. Farther away but nice and downtown where some undergrads and a lot of alums live. But Beckham & team tried to build around there and were shutdown pretty quickly so I’d be surprised if anything changes.
