Hadn't been out that way in a while, have ya? Tobacco and cotton have largely been replaced with crops of solar panels.

Wish I had land enough to raise a fine crop of solar.

I go home every now and then. Yes, the tobacco has decreased but I drive though fields and fields of cotton once I get off I-95. I've seen the solar panels as well but they are on the other side of town heading furher east towards the beach.

None of those places hold a candle to the California desert.

Palmdale, Apple Valley, El Centro, 29 Palms, Barstow. They all look like a poor part of Mexico. The median income statistics makes them sound middle class, but the cost of living is almost double the national average. Most people move there to escape the skyrocketing prices in LA or San Diego, so they all put up with 100-120 minute commutes and 100-120 degree yearround temperatures. The only people who put up with that are people who can't make enough money to live in the poor parts of the big cities.

The Appalachia mountains, in most states, are populated by many who are extremely impoverished, and without much prospect for economic improvement, for good reasons based on the history of who originally settled in these areas.

This range of mostly very large hills (in comparison to other "mountain ranges" is the area where the English banished criminals prior to our independence from their claim to our country. It's sad, but true, that a lot of people living in this range of geography, are poor and backward socially, because to a great degree, they are descendants of people who were criminals, abusive and outcasts--resulting in decades of dysfunctional families.

I have some friends who moved to Hurricane, WV. They are both PA's, and I assumed they would be back in North Carolina within a year or two.

They've been there going on 10 years now and have had 2 kids. I know nothing about Hurricane, but these people are "city folk", so there must be something to it.

G-Man, I'd say that a far greater percentage of the people of Appalachia are descendants of very poor folks that came to the hills to work in the Coal Mines. There may be a small percentage of criminals that fled(or were sent) to the hills, but far, far more came and went underground and mined coal with a pick and shovel - yep, they were that poor they were willing to do that.

You want to argue about the backwardness of hill people being about education, or lack thereof, okay - but they surely aren't a majority descended from "criminals & abusive outcasts".... that's like saying that people from Oklahoma are all descended from bandits and cattle thieves because they were there before statehood.....

Charleston is run down but it has nice bones. Gridded streets. Major waterway in the city. Scenic mountains on all sides of the valley. It has a lot of old homes and buildings that at one time were beautiful and could be again with investment.

Sadly though, businesses locate first and foremost where there is a labor pool with sufficient skills to do the work needed and WV has the lowest rate of bachelor degrees in the US at only 19%. It will be very difficult for Charleston to ever rise beyond what it is now unless some home grown company becomes an economic force and lures people to the area.

As cheap as it is and with some natural beauty I’m surprised it hasn’t drawn more artsy types like Asheville did years ago. Now Asheville is the most expensive city in North Carolina and a big tourist draw. Maybe it hasn’t tried and maybe it doesn’t want them though.

If you had a work from home job, you could buy a fixer upper not terribly far from downtown for under 100k and lots of apartments for $600 or less if you didn’t want to buy.

You can live quite well on a PA salary in Hurricane, WV. I had this conversation with an attorney in Wheeling, WV once. He was living large in Wheeling based on the money he was bringing in, but admitted if he was drawing the same dollar in Cleveland he'd be living in a much more modest home and his wife would have to get a job.

My guess as to why Charleston hasn’t drawn the artsy crowd....drive up the interstate upriver and south of downtown and you can see the “dirty” type of factories, chemical plants, mills, etc. along the river. The artsy crowd and blue collar, dirty hands folks don’t always mix real well....

Hurricane is açtually mostly west of Charleston out I-64...

I live smack dab in the corridor of shame. Its pretty bad now with the destruction of tobacco, textile and furniture industries. I will say however that if you can manage to make a good living...the cost of living is dirt cheap and life is pretty good. Its a stress free..slow pace. The older I get the more I like it. I own a place at the beach 30 miles away for escapes.

Been there a couple of times with a previous employer. Always pronounced the name wrong and called it "HURR-i-CANE" instead of "HURR-i-KINN". Always got funny looks while in town.

Yea, The Soviet Socialist Republic of Maryland is already a lost cause. DC/Balt metro controls the entire state, the rest of the state is nothing more than a indentured servitude to the beast. Any time we voice our concern of what we want, we're just told to shut up and pay our taxes.

The only reason the State has started to care about Harford and Cecil County in the past 10 years is that I-95 goes through them and that's the artery to NYC.

One of my best friends just moved back to Clinton to be closer to family. Was lucky enough to get a work from home job at 63k. He will be able to live well there on that salary.
