When Cincinnati approved its MLS stadium, one of the arguments against the city subsidizing it was that experts said that a stadium that's only in use 15-20 days a year doesn't really increase surrounding property values. It's just not used often enough to keep local bars & restaurants open, so it doesn't improve retail value. It can actually be a drag on residential value because there's tens of thousands of drunken idiots 10 days a year.

The experts that testified before the city said that a small grocery store would have a bigger impact on local property values.

In order for a stadium to increase property values, it has to host big events at least 30-40 times a year (like a baseball stadium, an NBA stadium, or a college basketball arena with multiple home teams).
