Values of houses at Southwind have crashed. His house sold for almost $2 million when it was built. Even at $750,000 he is losing money. He paid $800,000.

He'll end up getting between $650 and $700 (unless another sucker comes along). You'd be surprised how many of those SW properties are rented nowadays.

They offered to pay City of Memphis property taxes if Willie / AC would just have let them go into Germantown. But, no and so now it'll be the inevitable and continued downward spiral for SW as is almost every property that gets annexed into Memphis.

The City has a moratorium on annexing any more neighborhoods but the real damage was already done with the consolidated school system.

Honestly, the City should start de-annexing areas. Raleigh, Frayser, Scenic Hills, Southwind are all exampled of the annexation blight. Hell, even the west side of Bartlett sucks because of Memphis.

It all stated with the well intended civil rights movement which turned into Change Everything We Don't Think Is Fair Or We'll Whine About It Until We Get Our Way Movement -- the worst of which was lowering the education standards in public schools which is exactly what led us to today.

Once standards begin to be compromised there is no bottom and now there's no going back

Tipton County isn't that bad to get to downtown, straight shot down 51. You do have to risk driving through Frayser though ...

Fuente's went for south of $800,000. He lived on Cole where a lot of houses come down and people rebuild.

1.6 the last time it sold according to the Shelby County Register. 1.4 When Calipari sold it.

I want one of the smaller bungalow houses on Rosemary Ln...they go for under 200k, and that's about the cheapest you'll find.

BTW central gardens inventory is low right now for sub 400k houses - lots of houses under contract and going on the market for a day or two.

I work next door to the SW community. I have never understood businesses abandoning the Hickory Ridge Mall area and hopping a few miles down the same road. Now Target on Winchester has closed, Gordman’s closed, Kmart closed years ago. Cheddar’s didn’t last two or three years. Whatever bank was in Kroger on Winchester pulled out. Some of the SW homes are going for less per square foot than my East Memphis homes.

Cheddars had terrible service, I don't think the area had anything to do with it.

as usual you don't know what you're talking about.

if you live in the venue (aka university towers) you are in annesdale snowden . The brubakers who live next to you are the end of central gardens. west of melrose and south of central is annesdale-snowden. your apartment building looks over central gardens but it ain't part of the neighborhood.
