They are fully utilized with ~10+ groups on a waiting list. They make money, but could make sooooo much more. Another post put the $$$ amounts but its ~$10-12K/year with a 10 year contract. The long contract is what hurts. Also, the whole structure was supposed to be "temporary". It all needs to be updated and remodeled. The hope is when attendance and funding is sufficient they will tear it down and build a new deck on top with a new press/luxury boxes on top of that. The problem is, will the current tenants and those waiting want to pay the new prices. I would think that they will go up to around $20K+/year, maybe with 3-5 year contracts.
Then build a true upper deck on the student side if there is demand.
Eventually I think they will close in the Bishop building end-zone (opposite new building) with seats. Making it a horseshoe. The stadium was designed to max out around 50-60K. I'm sure new plans could be made to expand further if needed, but now I'm just happy to see new seats period. New capacity is 23-25K and I hope with 10 years it'll be 35K.

With the current plan being modified by the FOC, I think it changes the max to ~45k.

Honestly that's plenty big enough for us. If we put 45k in the stands at every home game I'll be able to die a happy man.
