Completed refi last week
We came away a hair under 4%...a rate I never thought anyone would ever see...with no net closing costs.

Trimmed a year off the mortgage and reduced payments by about $100/mo.

I feel pretty happy.

Got to make this economy work for you. If inflation hits, we're in sound shape.

Closing costs? points? I'm at 5.625 % with maturity in 2018. Thinking of refi myself. cheapest money i ever borrowed.

Basically nil for both. We went w/ a 15 year loan, that's where I saw rates drop dramatically.

You can still buy points (.25 pts or so) and you can actually get paid for points. (Great way to show people that this is just another market...people looking to invest their money by loaning it as a mortgage. And they'll pay to get higher interest rates from you.)

Anyway, we didn't buy/sell points, and there were enough incentives to do the deal that basically all closing costs were covered.
